Room Additions

The first step of a well-planned room addition is deciding what you want to do in that space. Many times after the addition is complete the homeowners find out that the space they’re moving into is not what they anticipated it would be. The floor plan is awkward and the furniture layout seems cramped. This is a very common occurrence. It is called “forcing the plan”. This happens when you draw a shape for a room or several rooms and then decide what will happen within the rooms. Plans formed from the outside in are a recipe for disaster. The best plans for room additions are created when you decide to work from the inside and proceed to the outside. Decide what you want to do in the space and then put the walls and ceiling on your ‘space’ to protect it from the elements. This gives the homeowner a feel of the addition before the first shovel is used.

One of the most crucial aspects of the addition is the “right height” making sure the floor height is correct. Most mistakes can be usually tracked to a failure of not calculating the foundation height from the point where the “break-through” or “connection” will be. The trick to solving this problem is cutting a hole through the side of the existing house exactly where the doorway will be that connects the two rooms. Then remove all the exterior wall materials until you can actually see the sub-floor or finished floor materials inside the house. From here you can back calculate where the top of the new foundation will be. Other aspects of additions are wall heights, roofs, crawl space ventilation, heating and cooling. Making sure that the utility interruptions are kept to a minimum are a must. There are many things to be considered with a room addition that are not an issue with the building of a new home from scratch.
